ALex Yakulis
Alex Yakulis is a Director at Ranger Tax Consulting, where he applies his extensive commercial real estate valuation expertise to help clients achieve meaningful and measurable reductions in property tax liabilities. With a career rooted in sophisticated valuation analysis, Alex brings a precise, analytical approach combined with a commitment to delivering actionable results for his clients.
Before joining Ranger, Alex served as Senior Vice President at National Valuation Consultants, Inc., where he specialized in complex commercial real estate valuations supporting property tax appeals and litigation. He began his professional journey at Crosson Dannis, Inc., conducting comprehensive appraisals across a broad spectrum of property types—including office, industrial, retail, multifamily, hospitality, and special-purpose assets—on behalf of clients nationwide.
Alex holds the prestigious MAI designation from the Appraisal Institute and is a highly engaged leader within the North Texas Chapter, currently serving on the Board of Directors. He has previously held the roles of Secretary and Treasurer, co-chaired the North Texas Realty Conference, contributed to numerous committee initiatives, and participated nationally through the Leadership Development and Advisory Council. In 2021, he was honored as Volunteer of the Year for his outstanding dedication to advancing the appraisal profession.
He earned a B.B.A. in Real Estate and Managerial Finance from The University of Mississippi (Ole Miss) and holds licenses as a Texas Certified General Real Estate Appraiser and Texas Property Tax Consultant.
LARRY BACKUS
Larry Backus is a seasoned property tax consultant with nearly 40 years of experience, specializing in multifamily properties. Based in Dallas, Texas, he has successfully represented pension funds, institutional investors, developers, family offices, and property management companies, consistently securing meaningful tax reductions across diverse market cycles.
A graduate of Texas Tech University with a Bachelor’s in Agricultural Economics, Larry is a licensed Senior Property Tax Consultant. He began his career at the Wichita Appraisal District, rising to Deputy Chief Appraiser. In 1999, he relocated to Dallas and joined a national consulting firm. In 2001, he became an equity owner at a regional boutique firm, where he honed his expertise in multifamily valuation and appeals. He has since worked with top national firms, mentored emerging professionals, and influenced industry standards.
Recognized for his deep knowledge and integrity, Larry joined Ranger Tax Consulting. His career spans major economic events—from the RTC era and 2001 tech bust to the Great Recession and current market—enabling him to deliver disciplined, effective strategies.
A member of the Institute of Property Taxation (IPT) and Senior Consultant with TAPTP, he is a frequent speaker on property tax appeals. Colleagues value his professionalism, honesty, and focus on superior client results.
Outside work, he enjoys family, travel, and tending to his cattle.

With nearly 15 years of specialized experience in the property tax and commercial real estate industries, Alex has earned a strong reputation for blending rigorous technical expertise with an unwavering client-first philosophy.
Throughout his career, he has represented multi-billion-dollar portfolios on behalf of both local owners and institutional investors, consistently delivering measurable savings and actionable strategies. Before co-founding Ranger Tax Consulting, Alex held senior leadership positions at both national and boutique property tax consulting firms, where he honed his ability to navigate complex valuation disputes, appraisal methodologies, and jurisdictional nuances across diverse asset classes.
In addition to his consulting practice, Alex is a licensed real estate broker, giving him a well-rounded perspective on property markets, transactions, and investment dynamics that directly informs his tax advisory work.
Alex earned a Bachelor of Business Administration in Finance from Texas Tech University and is a proud graduate of Jesuit College Preparatory School of Dallas. He remains deeply committed to delivering clarity, advocacy, and results for every client he serves.
JUSTIN GOERTZ
Justin Goertz is a seasoned commercial real estate professional with 15 years of dedicated focus on property tax consulting. He has built a strong track record of delivering successful engagements for owners of local, regional, and national commercial portfolios, as well as large corporate clients. Justin specializes in leveraging deep industry knowledge to educate and guide clients through sophisticated property tax minimization and strategic planning strategies, with particular expertise across multifamily, office, industrial, and retail asset classes.
A licensed property tax consultant in the State of Texas, Justin is widely respected for his thoughtful, client-centered approach and ability to achieve meaningful tax savings in complex valuation and assessment environments.
He is a Past President of the Real Estate Financial Executives Association (REFEA) and remains an active member of numerous industry organizations, including ULI, TREC, NTCAR, NAIOP, IPT, TAPTP, REFEA, and DREM. Justin is a 2013 graduate of The Associate Leadership Council (TREC), a 2020 graduate of The Center for Leadership (ULI), and proudly served as Co-Chair of ULI’s 2023 Center for Leadership program. He is a proud alumnus of Texas Lutheran University.
A lifelong Texan, Justin is deeply committed to community service. He has volunteered with organizations including the North Texas Food Bank, The Salvation Army, Genesis Women’s Shelter, and Vogel Alcove. He currently serves on the boards of The Dallas Christian Leadership Prayer Breakfast and The Foundation for Lovejoy Schools, while also coaching youth sports. Justin enjoys spending quality time with his wife, Elizabeth, their three daughters, and close friends.
